Why use an agent?

An agent takes away all of your stress pertaining to tenants. I know current market trends and will tell you not what you want to hear, but what you need to know. We all want top dollar for our investment, but depending on your timeframe you may have to settle for what is realistic for your property. I will do the following services:

- Advertise the property for rent.

- Show the property to prospective tenants.

- Collect rent from the tenant.

- Provide a rental contract

- Contact local trades people when repairs are required for the property.

- When security deposit and first month's rent is collected, give keys to the    tenant, but not before utilities are in the tenant's name if required.

- Do inbound/outbound inspections.

- Provide owner with a quarterly statement showing disbursements.

- On or before the 15th of each month, deposit balance of rental income        into the owner's account or mail to a desired address. 

- Background checks on past references/jobs to ensure good tenants.

- Manage all calls and concerns the tenant may have.

- I will not deviate from the rights of both the landlord or the tenant.

- Obtain a damage/pet deposit equal to the rights pertaining to                    residential/commercial policies.

- Manage all contracts or services required as well as deposit all monies    into the landlord's account
